If you are buying land or property, you need to be sure that you can use it as you want to.  You need to know that the building, any changes that have been made to it in the past, and its current use, are all lawful and that all the necessary consents and planning permission have been obtained.

Did the Vendor get proper planning permission for everything that he has done to and in the property? If not, should he have done?

Has he complied with any conditions or restrictions that were imposed on any planning permissions?  Are there any outstanding planning obligations? Could enforcement action be taken against you by the Local Authority now? Could the value of the property be affected?

Alternatively, there may be a planning condition or a planning obligation that was imposed in the past which actually restricts the use you can make of the property or requires you to do something now that you are not able to do.
