What are you going to use the commercial property for?

We will make sure that there are no restrictions on the title or on the property which might prevent you using the premises as you anticipate or which might stop you carrying out a planned development.   We will also check that the commercial property has the right planning permissions for its use. This isn't just a practical issue - having no or the wrong planning permission can have a major effect on the value of commercial property.  We work closely with you, with the seller, and if required with our specialist planning team, to find a solution to any problems that do arise.

Money

We make sure that you go into the purchase of commercial property with your eyes fully open and that there are no surprises that could give rise to unforeseen costs.  If you are buying an investment property we make sure that you are aware of any issues which might reduce the income you receive and/or affect the value of your asset.   We also appreciate the need to keep a close watch on our own costs so we will give you a fixed price (which we stick to) and give you regular costs updates.

Are you taking out a loan to help you to buy commercial property?

We are experienced in acting for both lenders and borrowers in commercial property transactions. We therefore understand the kinds of issues that a bank will be concerned about, and we have the ability and experience to solve most issues that crop up. We will work with you and your lender to make sure that the money is there when you need it.

Have there been recent works to the property?

We are experienced in purchasing properties which are in the course of development or which have been recently completed.  We will make sure that the necessary protections are in place from the professional team who carried out the building work so that if anything should go wrong, you are not left "carrying the can”.

What is your timetable?

Sometimes the seller - or even you! - will impose a deadline which leaves little room for manoeuvre.  We have the resources that enable us to meet any such deadlines.
