  • What are you going to use the leased premises for? 
We will make sure there are no restrictions that prevent you trading as you anticipate and, if there are, we will advise you of your options and how to manage your way round these

  •  Money!
We will make sure that you go into a commercial lease with your eyes fully open, and that there are no surprises which might give rise to unforeseen costs or liabilities for you.  We also appreciate the need to keep a tight reign on legal costs so we try to give you a fixed price (which we stick to) and we regularly give you costs updates.

  •  What are your future plans for the leased premises? 

We will make sure that any flexibility that you need is built into the commercial lease, so that if you need to, you will be able to get out and let the property to someone else, or that you have a right to get out of the lease after so many years. We will also guide you as to how to exercise that right properly.

  • Are you or the landlord doing any works to the commercial property?  
We will make sure that you have the right protections in place if your landlord has agreed to carry out work on the premises prior to you moving in.  If on the other hand it has been agreed that you will carry out work when you move in, we will procure any consents that are needed so that as soon as you move in, you can start those works.

  • When are you planning the move?  
We often work to very tight timetables and are aware that sometimes when you are moving out of somewhere else, you will have no flexibility.   We will work with you to make sure that your timescale is achieved.
