We act for a company that was interested in taking a lease of a second floor office in Mayfair. The building was listed and the offices in question had been subject to water damage following bad weather. The landlord had carried out substantial works and our investigations showed that the appropriate consents had not been obtained for some of the structural alterations. By reviewing this with the client and the client's agent we negotiated a substantial discount on the rent and a rent free period whilst the works were re-done and retrospective consent was obtained.


Mr and Mrs T contacted us after receiving an offer for a garage on one of their properties. They were concerned as there was a covenant restricting the separate sale of the garage from the remainder of the property. A further issue arose when it was revealed that use of the garage had been erroneously included in a long lease to the adjacent property. We successfully negotiated with the tenant to change the terms of the lease agreement in order for Mr and Mrs T to be able to be able to sell the garage separately, by way of a 125 year Lease.

We acted for an individual who owned a building with a shop below and a residential flat on the first floor.  He wanted to transfer the shop into his pension fund.  We were able to act for both the Pension Fund and the individual in the transfer of this interest within our client's timescale as he needed the funds for another purchase on which we were also acting.
