We acted for a local farming company who wanted to let a large area on their land for a composting power station. We were able to deal with their complex requirements so as to ensure that the lease was concluded in sufficient time for construction to commence on site and for the composting facility to open to take the local authorities food waste collections.
Mr and Mrs T contacted us after receiving an offer for a garage on one of their properties. They were concerned as there was a covenant restricting the separate sale of the garage from the remainder of the property. A further issue arose when it was revealed that use of the garage had been erroneously included in a long Lease to the adjacent property. We successfully negotiated with the tenant to change the terms of the lease agreement in order for Mr and Mrs T to be able to be able to sell the garage separately, by way of a 125 year Lease.
We acted for a public body on the letting of a city centre building for a 6 figure rent. As the tenant was a student charitable body our client was concerned that the rent would be paid for the duration of the lease. We put in place arrangements so that our client has a clear route to collecting the rent from the tenants parent company should the tenant default. This involved taking a charge over the guarantors property assets and protecting this at the land registry.
