We would be able to either draft the Deed or amend the Deed provided by the Utility Company, taking your particular requirements into account. We would explain the issues, such as any consequent restrictions on what you can do with the land, and make sure that you were happy with the arrangement you are entering onto. For example such a Deed may restrict building in a particular area or may require that you do not cultivate land over the easement route, so you need to be fully aware of such restrictions before committing yourself.
Other issues to consider are:
- Will you receive a rent?
- How long is the arrangement for?
- What rights and obligations do each party have?
- What happens if the Utility company goes into administration or sells its interest to another party?
- How will your land be restricted?
