Mr and Mrs P discovered that the house they were buying had a subsidence problem.   We made sure that the current owners had made a claim for the repair works under their own buildings insurance policy.  Mr and Mrs P didn't want to wait for the works to be completed before moving in.  We therefore arranged for Mr and Mrs P to take over the insurance claim, so they could have the work carried out after they had moved in.  Mr and Mrs P got their house and the works were duly completed.  We even made sure that the Sellers paid for the £1,000 excess under their insurance policy.

We acted for Ms Z who had set her heart on a particular house.  Our enquiries revealed that the house had been substantially altered in the past.  The Sellers were not forthcoming about the alterations or about whether the necessary consents had been obtained. We discovered that although the consent needed under some restrictive covenants had been obtained for some of the works, no permission had been obtained for a large conservatory or front porch.  We therefore insisted that the seller apply for consent to be obtained retrospectively. This not only saved Ms Z several hundreds of pounds and a major headache - it also protected the value of the house.

Mr C contacted us as he wanted to buy a house at auction that very day!  We arranged for the Seller's solicitors to send us a copy of the auction pack by email.  This consisted of several hundreds of pages of title information and search results.  We compiled a written summary of the documents which we were able to send to Mr C by text.  Based on this information Mr C felt able to buy the property at the auction. He sold the property on several months later for a healthy profit.  Needless to say, we also acted for Mr C in relation to that transaction.
