Ms A contacted us concerning a dispute she was having with her Letting Agents; she could not understand why they charged her so much each time they found a new tenant for her, and also charged her a monthly fee simply for collecting the rent.  Ms A thought it would be too complicated for her to manage the property herself, but we were able to help by advising her on the law, and explain the rules relating to tenant's deposits.  In the end, we prepared a bespoke Tenancy Agreement for Ms A to use, and also introduced her to a tenancy deposit scheme thereby saving her several hundreds of pounds a year.

Ms S came to us following a complaint by her tenant. The tenant claimed that as Ms S had not properly 'protected' the tenant's deposit then Ms A was liable to pay her compensation.  We were able to advise Ms S on the new rules, and our Litigation Department was also able to represent Ms S when the case finally went to the County Court. Although Ms S eventually agreed to pay the Tenant compensation we were able to persuade the Tenant to put any further proceedings on hold until Ms S had sold the property. The Tenant was then paid her compensation in full and the case was closed.

Miss A asked us to look at a Tenancy Agreement that had been prepared by her Letting Agents with whom she was now in dispute. Miss A explained that she shared her house with three Tenants who had their own rooms and use of certain communal facilities. It was apparent to us that the Letting Agents had prepared the wrong form of Tenancy Agreement and effectively the Tenants might be able to stay in the property against Miss A's wishes. We therefore helped Miss A by drawing up a Licence Agreement which was more appropriate for her situation, and also ensured that there would be no problems in evicting the Tenants once the Agreement had expired.
